Residential asbestos removal

Asbestos gutters and downpipes

Asbestos in your home is not necessarily a cause for alarm. However, it is important to know that asbestos can quickly become dangerous if it is disturbed during simple maintenance work, or by more invasive renovation or demolition work, fire, flood or some other kind of damage. Knowing the exact location of any potential asbestos in your property is the best way to keep you and your family safe.

If your home was built before 1990 then it is likely to contain some type of asbestos products. Asbestos comes in many forms and it’s not always possible to tell if something contains asbestos simply by looking at it. The only way to be certain is to have it tested by an accredited laboratory. Asbestos can often be present in ceilings, flooring, cement roofing, guttering, flashings and cladding, insulation and electrical boards, along with many other areas in the home.

To remove or not to remove?

When deciding whether or not to remove asbestos from your property, it’s important to consider the location of the asbestos and its condition. Asbestos that is deteriorating, or disturbed and damaged during renovation or maintenance work has potential to release deadly fibres, putting everyone at risk of exposure.

Landlords or Renters?

A landlord of a rental property has a responsibility to ensure that any asbestos in that property does not pose any risk to the people living in or around it. In accordance with the Health & Safety at Work Act 2015, a landlord is classed as a PCBU (Person Conducting in a Business Undertaking) who has a duty to ensure the health and safety of everyone involved with, or affected by work on or at the property.
